It used to be that the commercial rate was apx 2% above the going residential rate. That would put it at 6.5% today. Some loans would be fully amortized; others would "balloon" in 5-7 years.
Today there are few places to get commercial loans. The residential loans are all going to FNMA and FHLMC which are owned by the federal govt. The govt is not buying commercial loans.
You might have to pay 8% to get someone interested. You might have to pay the LTV down to 50%.
There is some hint that this will get better in the near future. The govt wants to stimulate lending.
